Service terms & property authorization

Last updated 23 September 2026. Plain English, because you should be able to read it.

1. Who you are dealing with

Hunt & Brown Co. LLLP is a Georgia limited liability limited partnership based in Fayetteville, Georgia, owner operated by Randy Brown Jr. and Brody Hunt. In these terms, “we” and “us” mean Hunt & Brown Co. LLLP. “You” means the person requesting the work.

2. What these terms cover

These terms apply when you request work through our website, by phone, by text, or in person. Submitting a booking request means you have read them and agree to them. They do not replace a written agreement signed for a commercial or contract job, which controls if the two ever conflict.

3. Estimates are estimates

The instant quote on our site is calculated from public property records and the surfaces you select. It is an estimate, not a fixed bid. We confirm the final price before any work begins, and we will not start and then surprise you with a larger number.

The price can change if the property differs from the records, if the area is materially larger than quoted, or if the surface needs treatment beyond normal washing. In every case we tell you first and you decide.

4. Property authorization

By booking, you confirm that you either own the property or are authorized to approve exterior work on it. If you are a tenant, a property manager, a family member, or acting for an owner, you confirm you have the owner’s permission.

This matters. We cannot verify ownership, and we rely on what you tell us. If you are not authorized and the owner objects, you are responsible for the cost of work already performed.

5. Pre-existing conditions — please read this one

Pressure washing is water under pressure applied to an exterior that has been exposed to weather for years. On a sound surface it is safe. On a surface that is already failing, it can reveal or worsen the failure. It is not possible to tell from a photograph or an address which one you have.

Conditions that carry real risk include loose, cracked or improperly installed siding; oxidized, peeling or failing paint; failed or aging window and door seals; soft, rotted or splintering wood; deteriorated mortar, caulk or grout; damaged screens; loose gutters or trim; older roofing; and any prior repair not done to spec.

We inspect before we start and we will point out anything we spot and talk to you about it. But we are not liable for damage arising from conditions that already existed, and we are not able to guarantee that washing will not expose a defect that was there before we arrived. If you know of a problem area, tell us and we will work around it or skip it entirely.

We are responsible for our own negligence. That is a different thing, and we stand behind it.

6. What we need from you on site

Access to the areas being cleaned, and a working outdoor spigot. We use your water supply, and you agree to that by booking — it is a small amount and it is how every pressure washing job works. We may also need a standard exterior outlet.

Before we arrive, please close windows and doors, move vehicles and anything you do not want wet, secure pets, and tell us about gate codes, alarms, irrigation, landscape lighting or anything fragile. We are not liable for damage to items left in the work area that we were not told about.

7. Scheduling, weather and cancellation

We schedule most work Friday through Sunday. Weather moves jobs — we will not wash in conditions that produce a poor result or an unsafe one, and if we reschedule for weather there is no charge and we will get you the next available slot.

Jobs quoted over $500 require a 25% deposit at booking. The deposit is not an extra charge — it comes off the final price.

Cancel or reschedule with at least 48 hours’ notice and your deposit is refunded in full, or moved to your new date, whichever you prefer. Cancel inside 48 hours and we keep the deposit. We hold that slot for you, and on a Friday-to-Sunday schedule there is rarely time to fill it.

If we move your job — weather, equipment, anything on our end — your deposit is always refunded or carried over, with no penalty. Jobs quoted at $500 or less require no deposit at all.

8. Payment

Payment is due on completion unless we have agreed otherwise in writing. We will walk the property with you, or send you before and after photos if you are not home, before asking for payment.

Georgia sales tax is applied only where the law requires it. Where tax applies, it is shown separately on your receipt.

9. If you are not happy

Tell us within 7 days and we will come back and re-clean the area at no charge. We would rather fix it than argue about it. This does not cover surfaces that were permanently stained, etched or damaged before we arrived — some things do not come out, and we will tell you that up front rather than after.

10. Photos and marketing

We photograph before and after on every job. That is quality control and it is how you see what happened if you were not home. Those photos stay private unless you give us permission.

If you check the photo release box when booking, you allow us to use photographs of the work in our marketing, including our website and social media. We will never publish your name, your street address, or anything that identifies you or your family, and we do not photograph people, vehicle plates or house numbers for marketing use. You can withdraw permission at any time by contacting us, and we will remove the images from anything we control.

11. Insurance

Hunt & Brown Co. LLLP is a registered Georgia limited liability limited partnership, owner operated. We do not currently carry commercial general liability insurance. We are working on it, and we would rather tell you here than have you find out at the wrong moment.

If your HOA, property manager or commercial landlord requires a certificate of insurance, tell us before you book. We will not represent coverage we do not have.

12. Limitation of liability

Where we are at fault, our liability is limited to the amount you paid for the job, except where Georgia law does not permit that limit — and it does not limit liability for bodily injury caused by our negligence. We are not liable for indirect or consequential losses, such as lost rental income or the cost of an event rescheduled around a wash.

13. Calls, texts and email

We will contact you about your job — confirming, scheduling, arriving, invoicing — using the phone number and email you give us. That is service communication and it is part of doing the work.

Marketing messages are separate and opt-in only. You will only receive them if you check that box yourself, and you can stop them any time by replying STOP to a text, using the unsubscribe link in an email, or telling us. We do not sell or share your contact information.

14. Electronic records and signatures

By submitting a booking request you agree to do business with us electronically and to receive these terms, confirmations, invoices and receipts in electronic form. Checking the boxes on our booking form and submitting it has the same effect as signing on paper, under the federal E-SIGN Act and the Georgia Uniform Electronic Transactions Act.

You can withdraw that agreement at any time and ask for paper instead — just tell us. We keep a record of each booking, including the date and time it was submitted and which boxes were checked, and you can ask us for a copy of yours at any time.

15. Records

We keep job records, photographs and payment records for seven years to meet tax and record-keeping requirements. We keep them secure and we do not sell them.

16. Governing law

These terms are governed by the laws of the State of Georgia. Any dispute will be handled in the state or federal courts serving Fayette County, Georgia. If any part of these terms is found unenforceable, the rest still applies.

17. Changes

We may update these terms. The version in effect on the date you book is the version that applies to your job, and the date at the top of this page tells you when it last changed.

18. Questions

Ask before you book, not after. Call or text Randy at (404) 860-6493 or Brody at (470) 743-9240, or email [email protected]. You will reach an owner.
